Do you use Zoopla, Rightmove and PrimeLocation?
There are only two High Street agencies in Newport who use Rightmove, Zoopla and PrimeLocation, Crook and Blight and PA. Rightmove does not dominate the property portal market. Without Zoopla you could loose 33% of unique buyers who do not use Rightmove. Many of these buyers are located between Bristol and London. We dont think you can afford to miss out.

Will the valuation be completely FREE?
Yes, and it is completely without obligation. We will give you an indication of the Sale Price and advise you of anything which you may be able to do to improve both the saleability and the achieved price. We have been carrying out valuation for over 40 years and have an unrivalled local knowledge. We can also give you a Probate Valuation for HMRC.

I am not sure if I am ready to sell just yet.
Don’t worry. You have to start somewhere and knowing the value of your property is one of the most important first steps. Find out what your property is worth, and if you need mortgage finance speak to an Independent Mortgage Adviser, so that you will have a better idea of what you can afford.

Will I have a clear idea of the final cost of selling?
We will offer you a fee structure to suit your needs. We appreciate that agency fees vary and are pleased to go through your needs in order to offer you a fee that you are comfortable with. Our initial appraisal and valuation is completely free of charge and without obligation.

Some agents say they are cheaper. Why would I pay more?
We have been selling property for over three generations. We know that it may be easy to save £’s in fees and lose £1,000s by poor negotiation of your sale price. Any agent can put a property onto a property portal or employ a photographer to take your photographs however it takes an experienced negotiator, with years of experience, to negotiate that extra £5,000. Save hundreds and lose thousands.

Will you help us prepare the property for sale?
Yes, and it is completely without charge. We can advise you of anything which you may be able to do to improve both the saleability and the achieved price. We also have arrangements with trusted local tradesmen who we can rely on to give quality service at a discounted rate.

Who arranges the EPC and Floor Plan
You can arrange the Energy Performance Certificate should you choose to do so. We use trusted EP surveyors who will arrange everything through us. We also include a free floor plan.

I am thinking that I may Sell or Rent.
We rent and sell property, and have been for many years. We can give unbiased advice because we are not focused on one aspect. The letting agent will tell you to rent and the sales agent will tell you to sell. We can offer you the in depth knowledge that will help you make the right decision.

Could you get me a quote from an experienced solicitor?
Some agents recieve commission when they introduce clients to panel solicitors. We do NOT. We recommend solicitors who we want to work with. They have a similar ethos. The client comes first. We can get a quote from one or two of our trusted solicitors so that you can understand the true costs involved in moving home.

Can you help me arrange mortgage finance?
Yes, and it is completely without obligation. Many buyer think they have the best deal however many do not go to completely independent brokers. We can arrange leading independant advice on all aspects of mortgage finance and investment. We’ve been doing it for 40  years.

Can you help me with Probate and then clear and clean the property?
We are one of the largest providers of Probate valuations in the area. We are trusted because we see opportunities for our clients and not for ourselves. We can also clear and clean you property, inside and out. Via our auctioneer partners, Bonhems of London, we recently sold what was thought to be a valueless inherited picture for over £1,200,000 at auction in London.

If I decide not to sell will I have a fee to pay?
We work on a completely No Sale No Fee basis. We realise that circumstances change and that you may need to remove your property from the market. We understand that we have to work with you to achieve what you want. We would just hope that you would instruct us again should you decide to sell in the future.
