What will 2018 bring? Newport, Cardiff, Bristol and beyond.

After an outstanding 2017 including our most successful month on record, 2018 promises more of the same. The regeneration of the city centre combined with a welcome influx of commuters from Cardiff and Bristol means that prices are very much on the up.

Although larger scale economic uncertainties may be causing prices to stall in other parts of Britain, Newport’s unique location between the surging economies of Cardiff and Bristol has resulted in an almost unprecedented demand for properties with a large proportion selling at, or even above asking prices. While the west side of Newport has seen price increases for a number of years, since the announcement that the tolls on the Severn Bridge are to be scrapped, prices on the east side are rapidly catching up.

Other trends suggest that larger period properties which for some time struggled to find buyers are now greatly in demand, particularly from commuters from more expensive areas. New build developments on the west side are as usual performing incredibly well but now east side developments along the river and around Llanwern are also in great demand. Prices close to the city centre have been depressed for some time but with the rejuvenation of the city centre and an increase in commuters more used to city centre living, demand is very much on the up. It is now the case that every area and every property type is to some extent in really good demand.

Apartments have been the only sector that hasn’t seen a huge price increase recently, mainly due to the large volume of new builds built along the river front, however with that now subsiding, 2018 should see flats finally start to really pick up in value again.

What never changes is that the presentation of your property will make a huge difference to its value. Even a dated property can benefit from a slight touch up here and there. But be careful, it is just as easy to spend too much as to not spend enough. Please don’t hesitate to ask for advice from a family business with over 50 years of experience in the area.
